New to Toronto? Here's What "Clean" Actually Means to a Canadian Landlord

You've been living in your Toronto rental for a couple of years. You cook, you clean, you take good care of the place. So when move-out day comes, you spend a solid afternoon scrubbing, mopping, wiping everything down — and you feel pretty good about it. Then the landlord walks in, does a slow lap around the unit, and starts pointing: "This isn't clean... this needs work... and this — what happened here?"

Sound familiar? You're not alone. For many newcomers to Canada, move-out cleaning is one of the most unexpectedly stressful parts of renting here. That's not because you're doing anything wrong — it's because the standard of "clean" is genuinely different in Canada, and nobody sits you down to explain it.

Consider this your briefing. We've helped hundreds of Toronto families (many of them recent immigrants) get their full deposits back. Here's everything you need to know.

Why Canadian Move-Out Standards Feel So High

In many countries, "clean enough to move out" means the next tenant won't complain — surfaces wiped, floors swept, visible dirt gone. In Canada (and especially Ontario), the legal bar is higher: you're expected to return the unit in the same condition as when you moved in, accounting only for normal wear and tear.

That means landlords aren't just checking if things look tidy. They're checking if things are actually clean — including places you might never think to look:

  • Inside the oven (not just the glass, the entire interior)
  • Behind and underneath the refrigerator
  • Inside every cabinet and drawer
  • The tracks on every window and sliding door
  • Every baseboard in every room
  • Behind the toilet, not just around it
  • Light fixtures and ceiling fans (yes, really)

It's not that Canadian landlords are especially fussy. It's just that these are the established standards — standards that professional cleaners know by heart, and that many renters discover for the first time on move-out day.

💡 Good news: Once you know the standard, it's completely manageable. And if you'd rather hand it off entirely — that's what we're here for.

Room-by-Room: What Landlords Actually Check

🍳 Kitchen — The Most Scrutinized Room

The kitchen is where most deposit disputes begin. Here's what gets inspected:

  • Oven interior: Not just the racks — the walls, ceiling, and floor of the oven cavity. Every trace of baked-on grease must go. It should look nearly new.
  • Stovetop & burners: Lift the burner caps. Clean underneath. Every crevice.
  • Range hood filter: Remove and degrease. If it's warped or broken, you may be asked to replace it.
  • Refrigerator interior: All shelves, drawers, and door compartments removed and washed. Stains and sauce drips gone — including the rubber door seal.
  • Refrigerator exterior & coils: Pull it out and clean behind and underneath.
  • Cabinets & drawers: Interior and exterior wiped clean. No crumbs, no grease, no stains.
  • Sink & faucet: Limescale removed. The faucet should shine.
  • Backsplash: All cooking splatter cleaned off tile and grout.
  • Microwave: Interior cleaned, turntable washed, exterior wiped.

🚿 Bathrooms — Mold & Soap Scum Are Deal-Breakers

  • Toilet: Inside the bowl, under the rim, around the base, and behind it.
  • Shower & tub: Grout scrubbed, soap scum removed, mold treated. Glass doors should be streak-free.
  • Sink & vanity: Faucet descaled, cabinet interior wiped.
  • Exhaust fan: The grille gets dusty. Clean it.
  • Floors & baseboards: Including the corners and behind the toilet.

🛏️ Bedrooms & Living Areas

  • Baseboards: Run your finger along them. If it comes up dusty or dirty — that's a flag. Baseboards are often the first thing landlords check.
  • Window tracks & screens: Vacuum and wipe the tracks. Remove screens and clean them.
  • Closets: Shelves wiped, floor swept/vacuumed, baseboards inside closets too.
  • Light switches & outlet covers: Wipe off fingerprints and grime.
  • Doors & door frames: Scuffs and handprints wiped clean.
  • Walls: Marks, scuffs, and crayon (if you have kids) — many landlords accept minor wear but obvious marks should be addressed.

🏠 Whole-Home Details

  • Light fixtures: Remove covers and wash them. Dead bugs inside are a landlord's pet peeve.
  • Ceiling fans: Both sides of every blade. (Dust accumulates on top.)
  • Vents & registers: Vacuum and wipe dust from HVAC vents.
  • Floors: Sweep, mop hard floors, vacuum carpets. Some landlords require professional carpet cleaning.
  • Garage or storage: If included, these count too.

When to Call the Professionals

DIY cleaning is absolutely possible — but it's time-consuming and detail-intensive. Here's when it makes sense to call in a professional cleaning team:

  • 🚩 Your lease says "professional cleaning required" — this is increasingly common in Toronto
  • 🚩 You've lived there 2+ years — grease and grime build up in ways that take serious effort to reverse
  • 🚩 You're busy with the move itself — packing, logistics, movers, utility transfers… the list is long
  • 🚩 You want a receipt — professional cleaning receipts protect you if the landlord later disputes the condition
  • 🚩 You're new to Canadian standards — professionals know exactly what landlords check for

A professional move-out clean typically takes 3–6 hours for a 1–2 bedroom unit. That's time you could spend on literally anything else during an already stressful move.

❓ FAQ

Q: Do I legally have to do a professional clean when moving out in Ontario?
A: Ontario's Residential Tenancies Act requires you to leave the unit in the same condition as when you moved in (reasonable wear and tear excepted). Many leases now specifically say "professional cleaning required" — check yours. If you don't clean and the landlord has to hire someone, they can deduct that cost from your deposit.

Q: What happens if the landlord says my place isn't clean enough?
A: The landlord can withhold part or all of your deposit to cover cleaning costs (they must provide receipts). You can dispute it through the Landlord and Tenant Board — but the easiest path is simply having it cleaned professionally beforehand, with a receipt as proof.

Q: How much does a move-out clean cost in Toronto?
A: It varies by unit size. A typical 1-bedroom condo starts around $200–$280; a 3-bedroom house ranges from $350–$500+. Ecosanicare offers fixed, transparent pricing — get your instant quote here and use code WELCOME15 for 15% off your first booking.

Not clean... this needs work... and this—"
